1. Just Some Advantages of Joining the IBA
a. You can compete better against larger companies during listing presentations. Every IBA member can be proud of being a part of a 50+ office team. You have the support of the other member brokerages while maintaining your independence.
b. You can work with other IBA members to vote more independents into the NWMLS in order to gain a greater presence with similar organizations.
2. FHA will form 40% - 60% of all loans.
a. Make sure that your listings show that it is ok to use FHA and VA financing.
b. Make sure to learn about these programs. Do not depend solely on lenders.
3. Short sales. Some brokers choose not to do these but will refer these out instead.
4. Pre-sales usually have a long closing period. Make sure you review the appraisal when it is done and do your own CMA. Renegotiate the price if need be as you get closer to closing.

b. What is Green and Sustainable Development?
- Construction process and the finished product have a smaller carbon footprint
- Passive house
- Uses new techniques to improve insulation and reduce air filtration
- Produces some or all of its own power
- Uses 50% less water using a variety of techniques i.e. 0.5 gpm lav faucets, 2 gpm shower heads and 0.8 gallon flush option.
- Home with rain barrel
- Heat recovery ventilation for healthy air
- Low impact development - keeping storm water on site, recycles, educates
- Uses manure compost, no sod, thick mulch, native, edible and drought tolerant plants.

- 50 year siding
- Flourescent lighting uses 40% less power than incandescent. You can recycle these at Bartell Drug Stores.
- Low Volatile Organic Component paints

= Rate of allergies are growing by 14%
= Use more pure ingredients
- Commercial porcelain tiles
- Locally made cabinets – made with real wood and plywood
- High efficiency hot water radiators – more efficient than in-floor heating
- Locally made tiles
- Lighting of the future is LED – still really expensive
d. Who are the Certifiers?
- Built Green of the Master Builders’ Association
= Ask for Built Green Certificates and checklist to meet the criteria.
“Green Features” promoted by the Built Green Program are:
Energy efficiency
Indoor Air Quality
Water Quality
Conserving Natural Resources
· 4 and 5 Star levels require verification by an independent third party.
- Energy Star – candidate has to be a new home
= Home must meet standards set by the US Environmental Protection Agency
= Home must be at least 15% more energy efficient
- Building America – public / private partnership
· The “E” scale is also known as the Energy Smart Home Scale. Energy Star Homes are at 85%.
- LEED is geared towards architects and commercial buildings
e. Why do we care? The triple bottom line says it all.
PEOPLE – we want comfort and health for ourselves and future generations.
ENVIRONMENT – we want our planet to sustain all life forever.
ECONOMY – a green economy will make us prosperous.
f. How to transform the marketplace
- Become part of the social wedge that is changing society
- Embrace the new “norms” that are being established
- Learn all you can about sustainability
- Use lenders and appraisers that “get it”
- Homebuyers everywhere want green
- Support builders who produce sustainable housing
g. The National Association of Realtors has statistics showing that “green homes” are selling 16% faster and for 30% higher.
