Helping Keep the Independent Broker, Independent!

Join Northwest Independent Brokers Association

NWIBA membership is open to Washington real estate firms who are not part of a national or regional franchise or network. We represent more than 50 member brokerages and nearly 1,000 agents spread across King, Pierce, Snohomish counties and the Olympic Peninsula.

Membership Benefits

Membership in the IBA includes these valuable benefits:

  • The Power of Association - the IBA provides an educational and referral support network for members through our diverse web of professionals and backgrounds that members can lean on when the inevitable unique questions or quandaries arise.
  • Monthly Meetings - Join us for educational speakers and lively discussions on issues impacting our businesses. Benefit from helpful insight from our Broker Members. We'll supply professional networking, an educational speaker, a great breakfast buffet and plenty of hot coffee.
  • Clock Hour Classes and Events - We sprinkle in a variety of clock hour classes and fun events throughout the year. In past years we’ve held full day educational events aboard the Royal Argosy while cruising the Puget Sound. In 2018, we’re holding a happy hour mixer at a brewery with a photography on hand to take headshots.
  • Model Independent Contractor Agreement, Policy and Procedure Manual, and Delegation Agreement - The NWIBA offers a model Independent Contractor Agreement, Policies and Procedures manual, and a Delegation Agreement. These documents were developed for IBA members by the former NWMLS attorney and are tailored to the unique needs of independent firms. Our ICA and Policies and Procedures manual has been well received by the Department of Licensing during routine brokerage audits. This package of professional documents is available, at an affordable price, to brokerages that have been members in good standing for three months or more. Contact NWIBA President, Rolanda Carriere, for more information about obtaining the procedure and policy manual: (206) 999-0023

Apply for NWIBA Membership

You can submit an application for membership to NWIBA by completing and submitting our online application. After application submission, we will contact you to hear about your background, areas of specialization, and any other attributes you care to share. We will contact the DOL and NWMLS to confirm you are in good standing with them. Your application will then be submitted to the NWIBA Board of Directors for a formal vote, and we will contact you again once a vote has been held.
